The residential project Bydlení Kbeličky, situated in a quiet part of Prague 9, after the successful completion of the first phase of family houses, is now expanding its offer with modern apartment buildings.

The family houses have a timeless design and are designed with an emphasis on simplicity and practicality. They provide modern, comfortable and cosy facilities. They have already been approved and are immediately available for occupation.

The family houses are available in 2 variants, 4+kk+workshop with 2 parking spaces and 5+kk with garage and parking space. They offer an area of 107 and 152 m2 and each has a garden with a terrace. They are equipped with modern and economical technologies including preparation for photovoltaics including several optional modules, preparation for external blinds and air conditioning, thermal insulation triple glazing in the windows. Residential buildings with well-thought-out layouts of 1 + kk to 4 + kk will provide residents with comfortable living, privacy and plenty of space. Close to nature, but at the same time with easy and quick access to the city centre. Most apartments are designed with terraces, balconies or front gardens.

Future owners of new apartments can expect modern and quality standards such as underfloor heating, plastic windows with triple glazing or preparation for external blinds on south and west facing windows. The apartments located on the 4th floor will also offer preparation for the installation of air conditioning.

The apartment buildings are scheduled for completion in the first half of 2026.

We offer family houses in two versions: a 4 room variant with a study and two parking spaces and a 5 room variant with a garage and a parking space.

The houses range in size from 107 to 152 m2 and are two-storey, with a flat roof. Each has its own garden with a terrace. We use modern materials and technologies for the construction. We think about nature and environmental friendliness, so each house is ready for the installation of photovoltaic panels.

In selected houses, photovoltaics are already included in the price and these houses have PENB "A".

The standards include, among other things, efficient gas boilers, triple-glazed windows, preparation for air conditioning and window blinds, and rainwater tanks in the garden. The project plans two electric car fast-charging racks.

The houses are already approved and ready to move in.

The modern apartment buildings we are preparing for you will provide their residents with comfortable living and plenty of privacy.

We offer flats with well-thought-out layouts from 1 + kk to 4 + kk. 90% of the flats are designed with terraces, balconies or front gardens with wooden terraces, flats on the top floor have generous terraces.

Underfloor heating in the living rooms and hallway or plastic windows with thermal insulation triple glazing are a matter of course. The apartments on the 1st floor will be ready for the installation of exterior blinds in all living rooms, the higher floors in the south and west facing living rooms. In addition, the apartments on the 4th floor will be prepared for the installation of air conditioning in all living rooms.

The apartment buildings, like the single-family homes, are designed with an emphasis on creating energy-efficient housing. 100 photovoltaic panels will be installed on the roof, which will be used for common electricity consumption and, in case of surplus, for heating and hot water.

Each parking space will be prepared for electric vehicle charging. In the basement of the house you will also find a bike and dog wash room, a bike room and a carriage room.

Completion of the apartment buildings is scheduled for the first half of 2026.
